Many clients hire us to help maintain their home so that they can "age in place" or travel ( personal or business) for extended periods of time. By us being available, they know that they have a team that will do the heavy lifting and that the home will be pleasant to return to and ready to live in (in good order, filled with groceries).
A house is a major investment. Many people diversify their financial portfolio by owning a few "investment properties for rent" scattered throughout a city or region. The hope is that these properties will provide profitable income with minimum labor, time, or liability.
When we are managing rental property or vacant property, we begin first with a thorough walk through of a home that costs $250. By this walk through, we document the condition of the house and create the checklist for the planned maintenance activities. This initial walk through creates the foundation for the work plan and the contract that we will create with you. If a home does not have a tenant, we help secure the tenant. As a firm, we do not collect the rent, but we act as a liaison between the owner and the tenant for any issues associated with the property and the failure to pay the rent. We also share ideas about provisions to include in the rental contract.
